Before you go near it

Electricity first. Most of the appliances on this page are electrically connected, and several sit on the floor the water is now on. Do not walk into standing water to reach a plug or a valve. If your breaker panel is dry and you can get to it without crossing water, switch off the main breaker rather than trying to work out which circuit feeds the wet room, because a wrong guess leaves you believing the water is dead when it is not. If you cannot reach the panel dry, stay out and call an electrician or your utility.

Then the water. Most of the appliances below have a shutoff of their own within a few feet, so you can often stop the water without closing down the whole house. A shower is the exception, and its section explains why. Where each valve is, and what to do when it will not turn, is in each section.

Which Appliance Is It?

Start here, because the answer changes everything that follows: how fast you have to move, whether the water stops on its own, and whether what got wet can be dried or has to come out.

The first question is not which appliance. It is whether the water is still arriving. A supply line sits on house pressure and does not stop, so a burst washing machine hose will keep going until somebody closes a valve. An overflow sometimes has a fixed volume and stops by itself and sometimes does not, depending on which part failed. Those are different emergencies with different clocks, and people routinely treat the second as the first and the first as the second.

That is the size of the category the ordinary objects on this page sit inside. How those losses divide between appliances and plumbing inside walls is not something that dataset breaks out, and we are not going to guess at it.

Shower Pan Leak

The most misunderstood failure in a house, because of one fact that surprises almost everybody: a tiled shower is not a waterproof assembly. The glazed face of the tile sheds water well enough on its own, but the grout joints are porous and the mortar bed behind them holds water. The waterproofing is the pan and membrane underneath, which catches everything that gets through and routes it to the drain. When people say a shower pan leak, they mean that layer has failed and the water is now going wherever gravity takes it instead.

That is also why a shower pan leak so rarely shows up in the shower. It shows up somewhere else.

The signs, in rough order of how often they turn up first:

  • A damp or swollen baseboard in the adjoining room, often a bedroom or a hallway, on the wall the shower backs onto.
  • Tiles at the base of the shower that sound hollow when tapped, or that have started to move.
  • Grout at the floor-to-wall joint that keeps cracking in the same place no matter how many times it is repaired.
  • A stain on the ceiling below, if the shower is upstairs.
  • A musty smell in the bathroom that comes back within days of cleaning, because the source is behind the tile rather than on it.
  • White powdery deposits at the base of the tile or on the slab edge, left behind as water evaporates and gives up what it was carrying.

The tell that separates a pan leak from the other two bathroom leaks is timing. A pan leak appears when water is standing on the pan, so it tracks with shower use and stops between showers. A drain leak shows itself when water is going down the drain, including when you fill and release a tub. A valve or supply leak behind the wall runs whether anybody is in the bathroom or not, which is what makes it the one you find on the water meter. About the flood test, and when not to do it

The trade test is to plug the drain, fill the pan with an inch or two of water, mark the level and leave it standing. It is a genuine test and it is how a plumber narrows this down, but be clear about what it settles. Plugging the drain isolates the drain body and its weep holes, so passing the test does not clear the drain assembly, and it does not clear the wall tile above the pan, the curb, or the valve behind the wall either.

It is also a way to make the damage substantially worse, because you are deliberately loading a pan you already suspect of leaking. On a ground-floor slab bathroom where you can watch the adjoining wall base while it stands, that may be a reasonable trade. On a second floor over a finished ceiling it is not: a day of standing water on a failed pan can put a great deal of it into the ceiling below. If the shower is upstairs, do not run this test yourself. Let a licensed plumbing contractor decide whether and how to test it.

Where the shutoff is: nowhere that helps. A toilet has an angle stop and a washing machine has valves on the wall. Many modern shower valve bodies do have integral service stops behind the trim plate, and some installations have an access panel. None of that helps you here, because a pan leak is not a supply leak: the water reaching the pan is water you sent there on purpose. The only way to stop it is to stop using the shower. That is the whole emergency response, and it is why a shower pan leak is a slow-burn problem rather than a two-in-the-morning one.

What it reaches. The pan sits on the subfloor or directly on the slab. Water that gets past it runs along the framing or across the slab until it meets something, and what it usually meets is the bottom plate of the wall the shower backs onto. From there it wicks up into the drywall of the next room. In a Florida slab home the water also spreads sideways under the tile bed, which is why the wet area is often considerably larger than the shower footprint, and why the repair usually cannot be scoped from inside the bathroom.

What it costs to put right. Angi's 2026 data puts shower pan replacement at $1,620 on average installed, with a typical range of $900 to $2,300 and a full spread of $530 to $4,600. Angi also lists cost by pan type: fiberglass at $150 to $450, hot mop at $225 to $500, custom tile at $900 to $3,500. Read the by-type figures as the pan itself and the average as an installed job, which is why the cheaper materials sit below the bottom of the installed range rather than contradicting it. None of it includes the tile that has to come off to reach the pan, the drywall in the next room, or the drying, which is priced separately and covered in what water damage restoration costs.

Washing Machine Overflow and Hose Burst

These get discussed as one thing and they are two, with very different consequences.

A washing machine hose burst is a supply failure. The braided hose feeding the machine is on full house pressure, and when it lets go it does not stop, it does not slow down, and it does not care that nobody is home. That last part is the whole problem. Washing machines usually run unattended, so a hose failure can discharge for a long time before anybody walks in on it.

A washing machine overflow is a fill, drain or control failure, and whether it stops by itself depends on which. If the drain or the standpipe is blocked, the volume is limited to what the machine holds and what the pump can move, and it does stop. If the inlet valve or the water-level switch has stuck open, the machine keeps filling from house pressure and does not stop until somebody closes a valve. That second mode is the one that empties into a laundry room overnight, and it is why a pool that looks like it has stopped growing still deserves a look at the valves. Either way the water has been through a wash cycle and is not clean.

Warning signs on a supply hose, before it goes: rust or discoloration at the crimped fitting, a bulge or blister anywhere along the braid, a hose that has gone stiff instead of flexible, and any dampness at the connection that keeps reappearing after you dry it. Any of those means replace the hose now. Do not read their absence as reassurance, though: braided hoses also rupture internally or part at the crimp with no visible warning at all, which is why age matters as much as appearance.

Where the shutoff is. Hot and cold valves in a box on the wall behind or above the machine, sometimes a single lever that closes both. Close them clockwise. Two practical warnings, and the first one matters more than anything else in this section. Reach them from a dry position or do not reach them at all. If the box is behind the machine and there is water on the floor, do not drag a water-filled washer across a wet floor to get at it: shut off the main breaker from a dry position and use the whole-house shutoff instead, described in burst pipe water damage. Second, those valves are frequently seized, because in many houses they have never once been turned since the day the machine was installed. If one will not move, do not force it and crack it. Go to the house shutoff.

What it reaches. Laundry rooms in Florida homes are very often interior rooms, sharing walls with a hallway, a garage or a bedroom closet. A washer sits flat on the floor with no gap underneath, so water does not pool where you can see it, it travels: under the machine, under the wall bottom plate, and out into the carpet of whatever is on the other side. The first sign for many people is not a wet laundry room, it is a wet patch in a bedroom closet. What happens to that carpet next is in wet carpet and flooring.

Refrigerator Water Line Leak

The quietest failure on this page, and often the most damaging relative to how little water is involved, for a reason that has nothing to do with plumbing: the refrigerator never moves. A leak behind it has no audience. It can run for months at a rate too small to reach anywhere visible, doing its damage entirely to the floor and the cabinet base underneath, and it is normally found when something warps rather than when something gets wet.

The line itself is small-diameter tubing feeding the ice maker and the water dispenser, run from a shutoff to the back of the fridge. Two things fail: the tubing, usually at a bend or where something has pinched it, and the connection at either end. Older installations often use a saddle valve, the type that clamps around an existing pipe and pierces it. Saddle valves are a well-known long-term failure point and are worth replacing with a proper shutoff whenever a fridge is moved for any other reason.

The signs, and they are all indirect:

  • Flooring in front of or beside the fridge that has cupped, lifted, darkened, or opened at a seam. On vinyl plank this shows as a raised joint you catch with a bare foot.
  • The toe-kick of the adjacent cabinet gone dark, soft, or swollen at the bottom edge.
  • The fridge sitting visibly out of level, because the floor under one corner has swelled.
  • An ice maker or dispenser that has slowed down. Weak on its own, because a frozen fill tube or a spent filter explains it far more often than a leak does, but worth noting alongside the others.
  • A musty smell in the kitchen that is stronger near the fridge than anywhere else.

Where the shutoff is. Usually a small valve under the kitchen sink, in an adjacent cabinet, or on the wall behind the fridge itself. Closing it normally stops the leak straight away, which is the good news about this failure: once you know, stopping it is usually easy. The exception is the saddle valve described above, because old ones frequently will not reseat when turned and some leak worse afterwards, in which case the water has to be shut off further upstream. Finding out is the hard part, and the meter test in how to find a hidden water leak will not always catch it, because the flow can be below what a residential meter registers reliably.

What it reaches. The subfloor or slab directly under the fridge, the base of the cabinet run beside it, and the finish floor for several feet out. In a slab home the water sits between the slab and the flooring with nowhere to evaporate to, which is why the flooring damage often keeps spreading for weeks after the line has been fixed. That mechanism is covered under what the water reached underneath below.

Dishwasher Leak Water Damage

A dishwasher has four leak points worth telling apart first, because they produce different water and different damage. They are not the only ones, since the fill valve, the float switch and the tub itself all fail too, but these four cover most of what happens.

  • The supply line, usually connected to the hot line under the adjacent sink. This is pressurized, so it does not stop on its own.
  • The drain hose, which carries used wash water. Intermittent, and only during a cycle.
  • The door gasket, which puts water out the front, onto the floor where you can actually see it. The least damaging of the four for exactly that reason.
  • The pump or tub seal, which leaks downward, into the bay the machine sits in.

The two that matter are the ones you cannot see. A dishwasher sits in a cabinet bay with a floor you have never looked at, between two cabinet runs, and a leak from the drain hose or the pump seal goes straight into that bay and stays there. By the time water appears on the kitchen floor in front of the machine, the bay has been wet for a while.

The signs: a soft, dark or swollen toe-kick on the cabinet next to the dishwasher; flooring in front of the machine that has lifted or discolored; a persistent smell in the kitchen; and a dishwasher that has started to run unevenly or sit low, because the floor under it has gone.

Where the shutoff is. Almost always under the adjacent sink, on the hot supply, often a small valve alongside the one feeding the faucet. Close it, and then leave the machine where it is. A dishwasher is screwed to the counter or the cabinet and stays connected to a rigid supply riser, a drain hose at the disposal and a wiring whip, so pulling one out is a good way to turn a small leak into a second pressurized one. Moving it is work for the appliance technician or the plumber.

The category catch. Wash water carries detergent, grease and food waste, which puts it past clean supply water. That distinction is not academic: it changes what can be dried in place and what has to be removed, and it is explained under when it is category 2 and not category 1.

Toilet Overflow Water Damage

Here the volume matters far less than what was in it, and this is the one place on this page where getting it wrong has a health dimension rather than only a financial one.

Never put a household vacuum into standing water of any category. It is an electrical hazard first, and on category 3 water it also drives what is in the water into the air of the room. If it was category 3, this is not a mop job either. Stop, keep people and pets out, and read sewage backup cleanup.

Where the shutoff is. The angle stop on the wall behind the bowl, low down, turned clockwise. If it will not move, lift the tank lid and do two things in this order: push the flapper down to stop the tank emptying into the bowl, then hold the float up to stop the tank refilling. The flapper is the one people forget, and without it you stand there watching a full tank empty into a bowl that is already overflowing. If neither works, close the house.

What it reaches. Water crosses a bathroom floor and finds the two weakest points: the joint where the flooring meets the wall, and the flange area around the toilet's own base, which goes straight through to the subfloor. On a second floor it goes into the ceiling below without pausing, which is a weight problem before it is a water problem. On a slab it runs under the vinyl or tile and out under the wall into the hallway.

What the Water Reached Underneath

Every failure on this page shares one feature: the water arrives underneath something. That is the part that decides the invoice, and it is the part a homeowner standing in the room cannot see. Three features of Florida construction make this harder here than in most of the country.

Cabinets sit on the slab, and cabinet bases are particleboard. Kitchen runs and bathroom vanities in most Florida homes are set directly on the concrete with a particleboard or thin plywood base. Particleboard does not behave like lumber when it gets wet. It swells, the edges delaminate, and it does not come back when it dries. It is a common reason a cabinet is replaced on a job where the wall behind it was dried in place and saved.

The slab holds water and gives it back slowly. Concrete is not waterproof and it is not inert. A slab that got wet under a cabinet bay or under a floating floor releases that moisture upward for a long time afterwards, which means it keeps re-wetting whatever is laid on top of it. That is the mechanism behind flooring that fails weeks after everyone agreed the leak was fixed, and it is why a technician assesses the slab itself rather than the surface of whatever is laid on it.

Ambient humidity means nothing dries fast enough by itself. A closed cabinet bay in a Florida summer is a warm, still, dark, wet space with organic material in it. The EPA's guidance is to dry wet materials and areas within 24 to 48 hours, and that in most cases mold will not grow if that window is met. A cabinet bay left to its own devices does not meet it, whatever the room feels like. What actually dries it, and how long it takes, is in how long water damage drying takes.

What to photograph, before anyone moves anything

Wide shot of the room. The appliance in place, before anything is moved. The failed part itself, close up, with something for scale. The flooring and the cabinet toe-kick. Then ask your insurer or your own licensed agent what they need and when the failed part can be discarded, because that is their call and not ours. When It Is Category 2 and Not Category 1

The IICRC S500 standard sorts water by how contaminated it is, and that sorting decides what can be dried and what has to be cut out and hauled away. Removal is usually the largest line on an estimate, so this is where an appliance leak turns from a small job into a large one.

Categories degrade with time, and they only move one way. Clean supply water sitting in a warm Florida house picks up soil and bacteria from whatever it is sitting in, and can be reclassified upward within a day or two. That is not a paperwork event. It changes what is dried and what is removed, which is a strong argument for calling early rather than waiting. It is also why the refrigerator line, which is category 1 water by origin, frequently gets handled as category 2 by the time anybody finds it.

The trap in that table is the third row. An appliance tech replaces a hose and leaves. A plumber replaces a valve and leaves. Neither of them dries your cabinet bay, neither of them is equipped to, and neither of them will tell you the subfloor is wet, because measuring it is not their trade. If water reached the building rather than only the appliance, that is a separate call to a separate company, and it is the one people skip.

One clarification on the third row, because it causes real confusion. Florida issues no license for the drying work itself, which is why IICRC certification is the thing to ask about there. That does not make the job unlicensed end to end: the demolition and reconstruction that follows requires a construction contractor licensed under Chapter 489, and mold remediation requires its own license again. Where this page says get a licensed pro, that is what it means.

And one on the fourth row, because it gets misread constantly. Under § 468.8419, Florida Statutes, a company that assesses mold on a structure generally may not also remediate it within a 12-month period, and the reverse. If one firm offers to test your cabinet bay and then fix what it finds, that is precisely the arrangement the statute exists to prevent. Note also what the statute does not do: it does not require a homeowner to buy an assessment at all.

How do I know if my shower pan is leaking?

The most reliable early sign is not in the bathroom at all. What should I do if my washing machine hose bursts?

Close the hot and cold valves in the box on the wall behind or above the machine, clockwise. Some installations use a single lever that closes both. The rule that matters more than any other here: reach them from a dry position or do not reach them at all. If the box is behind the machine and there is water on the floor, do not drag a water-filled washer across a wet floor to get at it. Shut off the main breaker from a dry position and use the whole-house shutoff instead. Those laundry valves are also frequently seized, since in many houses they have never been turned since installation, and forcing one can crack it. A supply hose runs on house pressure and will not stop on its own, so closing a valve somewhere is the entire emergency.

Why is my floor damaged in front of the refrigerator?

Almost always the water line feeding the ice maker and dispenser. It is the quietest leak in a house because the refrigerator never moves, so a small drip has no audience and can run for months, doing its damage entirely to the flooring and the cabinet base underneath. The usual signs are flooring that has cupped, lifted or opened at a seam, a cabinet toe-kick gone dark or soft at the bottom edge, and a fridge sitting visibly out of level because the floor under one corner has swelled.
