Stop reading and go handle the emergency first: what to do in the first 24 hours after your house floods. Do not enter standing water until the power to that area is off, and treat any water from a sewer line, a toilet, or from outdoors as contaminated.
How long until mold grows after water damage: the short answer
Mold spores are already inside your house. They are in every house, everywhere, all the time. They come in on shoes, on pets, and through every open door. You cannot remove them and there is no point trying. What spores lack, most of the time, is water.
Give them water and a material they can eat, and they start. The EPA's published guidance is direct: if wet or damp materials or areas are dried 24 to 48 hours after a leak or spill happens, in most cases mold will not grow. The agency's broader instruction is that all wet areas should be completely dried within 48 hours.
Two honest qualifications. First, 48 hours is not a cliff. Mold does not appear on schedule at hour 49, and plenty of materials dried late never grow anything. Second, and more important for you: 24 hours is not a floor either. Under favorable conditions, growth can begin at the early end of the range. The window is a planning guideline, not a physical law.
The practical translation for a Florida homeowner is simple. Aim to have the structure dry within 24 hours, not just the surface. Treat 48 as the point at which the conversation changes from drying to removal.
What the 24-48 hour number actually assumes
The EPA window assumes ordinary indoor conditions and a material that supports fungal growth. Four things have to line up, and taking away any one of them stalls growth, which is worth holding onto because three of the four are already fixed in a Florida house and the fourth is the entire reason anyone owns a dehumidifier.

That table is the whole strategy. You cannot remove spores, you cannot rebuild your house out of something inedible, and you are not going to drop the indoor temperature to freezing. Every effective response to water damage is an attack on moisture, on the clock, or on both.
Hour-by-hour: what happens to a wet wall
Approximate, and heavily dependent on how wet, how warm, and how well ventilated the space is. Use it to understand direction and pace, not as a countdown.

Why Florida is a harder case
The 24-48 hour guidance is national. Mold after flooding behaves the same way everywhere. What changes here is that the air outside refuses to help, and Florida stacks the deck against you in four specific ways.
- Outdoor air is not a drying tool here. In most of the country, opening the windows helps. Through a Florida summer, outside air is often more humid than the air inside your conditioned house. You would be adding moisture, not removing it. Drying here means air conditioning and dehumidifiers, doors and windows shut.
- Slab-on-grade construction holds water. A concrete slab absorbs moisture and gives it back slowly, so a floor that feels dry to your hand can still be feeding a room for weeks. This is why professionals measure instead of touching. It is also why tile in a slab house can read perfectly normal underfoot while the bottom plate of the wall behind the baseboard is still wet enough to matter.
- The most common source runs year-round. Air conditioning condensate leaks are widely described as the leading cause of water damage in Florida homes, and a typical system can pull 20 to 50 gallons of water out of the air per day in this climate. Algae grows in the warm, wet condensate line, narrows it, and eventually blocks it. Then the pan overflows into a ceiling or a wall. That failure has nothing to do with storms and can happen any week of the year.
- The other big drivers are seasonal only by accident. Water heaters fail on their own schedule. Average service life is around 8 to 12 years, and by year 12 most have failed. Supply lines, washing machine hoses, dishwashers, and sewer backups do not check the forecast either. NOAA is forecasting a below-normal 2026 Atlantic hurricane season, with a 55% chance of below-normal activity. That is good news, and it changes nothing about your condensate line.
The most expensive mistake is deciding the problem is solved because the floor feels dry and the room smells fine. A fan blowing across drywall dries the paint film while the gypsum core and the framing behind it stay saturated. The only way to know is a moisture meter reading compared against a dry reference area in the same house, which is exactly what a restoration technician documents on every visit. A pin meter pushed into the gypsum an inch above the baseboard will read a different number than the same meter at eye level on the same wall, and the reading down at the floor is the one that decides whether that wall stays or comes out.
How to tell if it has already started
Early growth is usually hidden, so you are looking for indirect signs first. Trust your nose.
- Smell. A persistent musty, earthy, or "old basement" odor in a Florida house is not normal and usually arrives before anything is visible. Odor that gets stronger when the AC kicks on suggests the duct or air handler side of the system. Walk the house first thing in the morning, before anyone has opened a door and before the air handler has run, because that is when a closed room smells most like itself.
- Staining that spreads. A mark that is larger this week than last week is being fed by an active moisture source.
- Paint or wallpaper bubbling, trim warping, flooring lifting at the seams. These are moisture symptoms, and moisture is the precondition.
- A room that feels clammy or where the AC seems to run constantly without the space feeling comfortable.
- Health complaints that track with the room. The CDC and EPA describe a range of effects from damp, moldy indoor environments, and note that some people are more sensitive than others. If someone's symptoms improve when they leave the house and return when they come back, that is worth mentioning to a doctor. What we would not spend money on first: a mail-in air sampling kit. Testing tells you spores are present, which was already true before the leak. What actually matters is finding and stopping the moisture. Find the water. If you do want testing, Florida licenses mold assessors for exactly that purpose.
What you can handle, and what needs a license
The EPA's rule of thumb for building occupants is scale. A small area of visible mold on a hard, non-porous surface (a bathroom sill, a windowsill, a patch of tile grout) is generally a scrub-and-dry job with detergent and water, gloves, and ventilation, provided you also fix whatever made it wet. Larger areas, porous materials, contaminated water, or anyone in the household with a respiratory condition move it out of the DIY column.
Florida then adds a legal line on top of the practical one:
- Over 10 square feet, you need a licensed professional. Under Chapter 468, Part XVI of the Florida Statutes, mold-related services on an area greater than 10 square feet require a state mold assessor or mold remediator license issued by the Department of Business and Professional Regulation. There is a narrow exception for homeowners doing work on their own property.
- Assessment and remediation are two different licenses, held for a reason. A mold assessor inspects, samples, and writes a remediation protocol. A mold remediator performs the work. Florida Statutes § 468.8419 prohibits an assessor from remediating a structure they assessed in the previous 12 months, and prohibits the reverse, with a limited exception for certain Division I certified contractors and an accompanying disclosure requirement. The point of that rule is to stop the person diagnosing the problem from being the person paid to find more of it.
- Verify the license before anyone starts. Florida license status is searchable on the DBPR website. Ask for the license number, then check it yourself rather than taking a photograph of a card at face value.
What professional remediation involves
So you can recognize a real scope of work when you are handed one:
- Find and stop the moisture source. Any remediation that skips this step is scheduled to be repeated.
- Contain the work area with sheeting and negative air pressure so spores disturbed during removal do not travel into clean parts of the house. On a real job that looks like plastic sheeting taped floor to ceiling with a zippered entry, and a machine ducted out of a window holding the work area at lower pressure than the rooms around it.
- Remove porous materials that are contaminated, meaning affected drywall, insulation, carpet and pad, and bag them inside containment.
- Clean the salvageable structure, typically HEPA vacuuming and damp wiping of framing and hard surfaces.
- Dry to a documented target, verified with meters rather than by feel.
- Clearance, where an independent assessor confirms the work met the protocol before the walls are closed.
What should worry you: a company that leads with fogging or spraying an antimicrobial instead of removing wet material, one that cannot tell you where the water came from, or one that will not put the moisture readings in writing. More on that in how to choose a restoration company.

Does drying it out stop mold from growing?
Removing moisture is the only control that actually works, because you cannot remove spores from a building. But surface drying is not structural drying. If the cavity behind the drywall or the sub-floor under the laminate is still wet, growth continues where you cannot see it, and it will announce itself later as a smell.
Should I get an air test?
Usually not as a first step. An air sample confirms spores are present, which was true before the leak. The useful question is where the moisture is and whether the structure is dry, which moisture meters and a thermal camera answer directly. If testing is warranted — for a clearance check after remediation, for example — Florida licenses mold assessors to do it, and the assessor should not be the company doing the removal.
